Queensgate Shopping Centre opened in 1982 in Peterborough city centre, Cambridgeshire, with approximately 54,000 sqm of gross leasable area as the principal enclosed retail destination for Peterborough and the Fenland corridor. The centre has undergone successive redevelopment phases and is a key component of the Queensgate mixed-use area in central Peterborough.

Peterborough occupies a strategically significant commercial position at the junction of the East Coast Main Line and the A1(M) motorway. The approximately 40-minute East Coast Main Line service to London King’s Cross and the equivalent northward connection to Leeds and Edinburgh position Peterborough as a major logistics and distribution hub and a growing commuter base for London workers relocating to lower house-price markets in the East of England. Queensgate’s tenant mix serves a working and middle-class Fenland catchment with Primark, H&M, Marks & Spencer, Next, and mainstream fashion and lifestyle retail. The surrounding pedestrianised Long Causeway and Bridge Street provide the wider retail circuit. Queensgate Bus Station adjacent provides regional bus connectivity from across Cambridgeshire and Lincolnshire.

Peterborough’s population of approximately 215,000 provides the immediate base. The Fenland catchment from March, Wisbech, Stamford, and Whittlesey extends the regional draw to approximately 350,000. The A1(M) connection and the East Coast Main Line collectively make Peterborough one of the most accessible regional centres in the East of England by both road and rail.

The city’s expanding logistics sector, commuter growth, and infrastructure investment position Peterborough as a growth market for which the existing retail offer is increasingly under-providing for a rising household income catchment, creating both a commercial opportunity and a challenge for maintaining tenant quality in the current Queensgate format.
