Parque Miramar

Parque Miramar is the dominant shopping centre of Fuengirola, one of the larger Costa del Sol municipalities (84,000 permanent residents), operating across 37,000 sqm of GLA along the AP-7 motorway connecting Málaga and Estepona. The asset opened in 2002 as a Carrefour-anchored regional development and remains in the Spanish portfolio of Carrefour Property, the European retail-real-estate division of the Carrefour group.

The catchment combines permanent Costa del Sol resident demand with the substantial international-resident community that defines the southern Spanish coastal economy. Fuengirola’s permanent population includes a high concentration of British, Scandinavian, Dutch, and German residents, many of whom maintain year-round homes in the surrounding municipalities (Mijas, Benalmádena, Marbella, Estepona). Census data places foreign-resident share at roughly 30 percent of the Fuengirola permanent population, with substantial seasonal fluctuation between summer and winter operating modes.

Tenant strategy is engineered for this hybrid catchment. The Carrefour hypermarket on the lower level handles daily-necessity demand at one of the larger Costa del Sol formats; H&M, Mango, and the Inditex group’s discount brands cover apparel volume at price points calibrated to international-resident purchasing power; the Cinesa multiplex programmes both Spanish and original-version international films, an unusual configuration for Spanish suburban centres outside designated tourist zones.

For Carrefour Property, Parque Miramar represents one of the operator’s clearest tourist-economy assets in the European portfolio. The hybrid resident-tourist catchment makes it less susceptible to Spanish consumer-cycle volatility than mainland-domestic alternatives, with trading metrics anchored partly on currency exchange rates rather than purely Spanish economic indicators.
