Old Hickory Mall runs to 538,641 square feet at 2021 North Highland Avenue in Jackson, the seat of Madison County and the centre of its own metropolitan area, about 70 miles east of Memphis and 130 miles south-west of Nashville. The site sits roughly two miles from Interstate 40.
The centre opened in 1967 as an open-air scheme and was enclosed in 1978. Kisber’s anchored it from the start and became Belk in 1996; Goldsmith’s became Macy’s in 2005. CBL Properties has owned and managed the mall since acquiring the Richard E. Jacobs Group portfolio at the turn of the 2000s.
Belk and JCPenney hold the occupied anchor positions, and Belk owns its building, holding the ground under a long lease. The former Sears box of 89,000 square feet has stood empty since March 2019 and the former Macy’s since March 2021. Bath and Body Works, Finish Line, Hibbett Sports, Journeys, Kay Jewelers, REEDS Jewelers, Lids, Claire’s, Spencer’s, Rainbow, Aeropostale and The Children’s Place fill the inline units.
CBL put the property on the market on 11 May 2026 through NAI Global and NAI Charter, marketing the 44.6 acre site for mixed-use redevelopment with a multifamily component. Pricing sits in a deal room under a non-disclosure agreement. Tennessee assessment records carry a total appraisal of $9.15 million for the site.
