Ofer Grand Mall Beer Sheva opened in 2005 on Henrietta Szold Street in central Beer Sheva. With approximately 50,000 square meters of GLA, it is the largest shopping mall in southern Israel and the principal retail anchor for the Negev region. The property was developed by British Israel and acquired by Melisron in 2009 as part of the British Israel portfolio transaction.

The mall operates on three trading levels with a tenant roster that runs the full range of Israeli regional-mall categories: international fashion, beauty, sport, electronics, home goods, family-oriented restaurants, casual dining, and a multi-screen cinema. Free parking on a multi-level structure supports the regional catchment that pulls from Beer Sheva, Dimona, Arad, the Bedouin towns, and the southern Negev kibbutzim.

The mall sits inside the Beer Sheva Central Business District, near the city’s central bus station, the Soroka University Medical Center, and Ben-Gurion University. This positioning differentiates the property from BIG Beer Sheva, the open-air power center on the eastern outskirts that opened eight years earlier under a different format and operator. The two assets address different segments of the Beer Sheva trade area.

For retail expansion teams, Ofer Grand Mall Beer Sheva offers the obvious anchor location for testing the southern Israel catchment. The property is the only large enclosed mall in the Negev and the only realistic location for fashion flagship store formats in the region. Melisron continues to position the asset as one of the strongest revenue contributors in its 18-mall portfolio, alongside Ramat Aviv Mall, Grand Canyon Haifa, and Kiryon Mall.
