Miromar Outlets was built for that calendar. Beneath it sits the athletic cluster that carries outlet centres everywhere, Nike, Adidas, Puma, New Balance, Under Armour and Skechers, and the casual tier of Calvin Klein, Tommy Hilfiger, Levi’s, H&M, Gap Factory, Old Navy Outlet and Polo Ralph Lauren.
Access is what turns a regional outlet into a destination. The centre sits at the Corkscrew Road exit of Interstate 75, beside Hertz Arena and within a few minutes of Florida Gulf Coast University and Southwest Florida International Airport, on the route every visitor drives between Fort Myers and Naples. The centre is laid out as an open-air loop around a lake, a format built for the walking visit rather than the quick errand.
Miromar Development owns and operates the centre as a single-asset landlord. The same company developed the Miromar Lakes residential community and operates the Miromar Design Center, which gives leasing decisions a local owner’s horizon rather than a portfolio’s. A brand with an outlet programme gets a market where the shopper is affluent, repeat and seasonal in a way that makes the off-peak months the test and the season the reward.
