JEM opened on 8 June 2013 at 50 Jurong Gateway Road in Jurong East with 72,000 sqm of gross leasable area across 13 levels, positioned as the commercial gateway of the Jurong Lake District masterplan. The property is owned and managed by Lendlease Global Commercial REIT as the co-anchor of the Jurong East retail cluster alongside the adjacent Westgate, collectively forming the largest combined suburban mall destination in Singapore.

Two floors of JEM carry programming that no other Singapore suburban mall replicates at this scale. The JEM Junior floors provide a dedicated children’s retail, education, and entertainment cluster, enrichment centres, children’s fashion, toy retailers, and family dining, in a concentrated format designed for the young-family demographic that defines the Jurong residential catchment. The healthcare floors house medical specialist clinics, dental practices, and health-screening facilities, reducing the need for residents to travel to Orchard Road or city-centre medical clusters for routine specialist care. Cathay Cineplexes operates the multiplex cinema. NTUC FairPrice Xtra anchors the grocery and daily-use retail programming. H&M, Zara, Uniqlo, Mango, and Charles & Keith cover the mainstream fashion register across the middle floors. Approximately 70 restaurants and cafés serve the combined daytime retail and healthcare visitor population.

Jurong East MRT station is immediately adjacent, operating at the East-West and North-South Line interchange, the busiest suburban MRT interchange in Singapore. The Jurong East bus interchange integrated within the development provides connections to the entire western Singapore bus network. Western Singapore’s planning areas house approximately 800,000 residents. Parking accommodates approximately 1,800 vehicles alongside the transit infrastructure.

Lendlease manages JEM within a Singapore REIT portfolio alongside 313@Somerset in the Orchard Road corridor. The Jurong Lake District commercial development developing adjacent to JEM will over time add a daytime office worker population to supplement the existing residential frequency base. JEM’s healthcare floor and JEM Junior programming give it a functional community role that the parallel Westgate property does not replicate, creating a complementary split between the two malls rather than direct tenant competition across the shared transit interchange.
