About this mall

Between the Hudson Valley and the Canadian border there is no larger enclosed centre than Crossgates, and the road network was built to prove it: the Adirondack Northway, Interstate 87, ends at the mall’s front door, with Western Avenue and the Washington Avenue Extension feeding in from Albany and Schenectady. Pyramid opened the centre in 1984 and took it to 1.7 million square feet in 1994, a scale that only works because the Capital District runs on payrolls that do not follow retail cycles: New York State government, the University at Albany and a technology cluster that has grown up around the region’s chip fabs.

The anchor stack reads that trade area precisely. Macy’s and JCPenney cover the department-store middle, DICK’S Sporting Goods and Best Buy supply the big-box draw, and the inline mix stretches from Carhartt, Old Navy and Journeys to lululemon, Michael Kors and an Apple store. A Carhartt storefront two corridors from lululemon is unusual for a super-regional, and it is the clearest evidence of who shops here: tradespeople and public-sector households at one end, university and technology salaries at the other, with H&M, Gap, American Eagle, Hollister and Buckle serving the students in between.

Entertainment carries the evening trade. Regal’s 18-screen IMAX multiplex sits inside the mall, Build-A-Bear Workshop, LEGO and Pop Mart Robo Shop serve families, and the 2018 addition of two Hilton-branded hotels on the property, Homewood Suites and Tru, turned the site into an overnight destination for the regional shopper who drives in from the Adirondacks or the Berkshires.

Pyramid secured a $193 million financing package in November 2025 for a programme that extends the site beyond retail: two residential developments, a Costco on adjacent land that opened in 2026, and medical space alongside it. The leasing logic follows from that investment. Crossgates is being run as the Capital District’s town centre rather than as a mall defending its inline occupancy, and a tenant entering upstate New York gets the only site in the region where a single lease reaches Albany, Schenectady, Troy and the Hudson Valley commuter belt at once.
