CAP 3000 is the principal regional mall for the Nice metropolitan area, in Saint-Laurent-du-Var, 8 kilometres west of Nice city centre. Following a major extension completed in 2021, it reached approximately 135,000 sqm, making it the largest enclosed shopping centre in the Alpes-Maritimes department. The extension added new retail and leisure space, including the Corso premium wing and an expanded restaurant offer, to the original structure, which had operated since the 1960s.
The tenant base is notably strong at the premium and accessible luxury end, reflecting the Côte d’Azur’s above-average income profile and significant tourist spending. Galeries Lafayette operates a full-line department store as the main fashion anchor. CHANEL has a standalone boutique. Michael Kors, Lancel, Pinko, APM Monaco and Vilebrequin hold positions in the accessible luxury and premium accessories tier. Apple operates a store. Mid-market fashion includes Zara, Mango, Vans and Quiksilver. Sephora, Kiko Milano and MAC Cosmetics cover beauty. L’Occitane en Provence covers beauty; Pandora and Swarovski hold jewellery and accessories positions.
The catchment draws from the permanent Nice metropolitan population and from the tourist and second-home owner segment across the Côte d’Azur, extending west to Cannes and east toward the Italian border. Nice Côte d’Azur airport is approximately 4 kilometres from the centre, supporting international shopper footfall. This geographic reach, combined with the relative scarcity of comparable retail infrastructure along the Riviera coast, gives the centre a wider effective catchment than most French malls of equivalent size.
The 2021 extension was the largest retail construction project in the Alpes-Maritimes in recent years. The CHANEL boutique presence, combined with Galeries Lafayette’s full-line format, signals the premium positioning that distinguishes CAP 3000 from other Provence-Alpes-Côte d’Azur regional malls. The centre is marketed under the CAP3000 brand and has operated as the primary enclosed retail address on the western Côte d’Azur since the original opening.
