The architecture departs from the traditional enclosed-mall format, organized as two parallel urban high streets connected by three central plazas. BIG Shopping Centers (TASE: BIG) operates the property, with a 160-store roster focused on large-format flagships. Anchors include Zara’s largest Israeli store at 4,800 square meters, the country’s first OYSHO, and a 6,000 square meter footprint for Fox Group covering Nike, Mango, and Foot Locker. Factory 54 elevates the site with a 4,500 square meter luxury cluster featuring Boss, Polo Ralph Lauren, and Tommy Hilfiger flagships, backed by a NIS 65 million investment.
The food strategy moves beyond standard food courts toward chef-led concepts and Tel Aviv street-food icons such as Turkiz, Meat Bar, and Shake Shack. The complex operates on Saturdays, providing a competitive advantage over traditional Shomer-Shabbat malls in the central Tel Aviv District.
Highways 2, 5, and 20 frame the site, although accessibility presents a midweek challenge due to chronic congestion. Until the Green Line light rail becomes operational, the project relies on its parking infrastructure and weekend destination positioning.
