Bellevue Square is a 1.3 million square foot super-regional mall in Bellevue, Washington, classified as an A++ asset and operated within the Seattle metropolitan market. It serves as the primary retail destination for the Eastside, the most affluent segment of the Seattle metro trade area.
The trade area spans Mercer Island, Medina, and surrounding King County suburbs, communities with household income levels consistently ranking among the highest in the United States. Wealth here is driven by technology sector employment and established residential affluence, and the mall faces limited direct competition at a comparable scale across the region.
The tenant mix is anchored by Nordstrom, supported by a broad range of fashion, beauty, jewelry, and specialty retail. Apparel is the primary driver, with complementary categories extending visit frequency and reinforcing the property’s role as a repeat-visit destination rather than a single-purpose shopping location.
For brands building Pacific Northwest density, Bellevue Square offers access to a concentrated high-spend consumer base in a supply-constrained market. It is the primary entry point for brands targeting affluent Eastside households, and performance here tends to reflect well on broader Seattle market positioning.
