Ballymore Group developed Whitewater Shopping Centre, opening in April 2006 on Newbridge’s Main Street in County Kildare, on a 32,000 sqm site that also included 85 residential units and office space alongside the retail component. The centre attracted more than 213,000 visitors in its first two weeks alone and quickly became one of Ireland’s largest regional shopping centres, alongside Cork’s Mahon Point, which had opened a year earlier.
At roughly 320,640 sqft (29,800 sqm) across two levels, the property carries more than 70 stores, historically anchored by Marks & Spencer, Debenhams, H&M and Zara. Debenhams closed all its Irish stores in 2020; Frasers, part of the Frasers Group, took over the vacated unit in 2022 as a luxury lifestyle department store with Sports Direct above it, one of only two Frasers stores in Ireland. An Odeon multiplex, an 18-outlet food court seating roughly 650, and stores including River Island and The Kilkenny Shop round out the tenant base.
German fund manager Deka Immobilien Europa bought the property roughly a decade after opening for €180 million, outbidding six competing European and US investment funds; the deal gave Deka ownership of two of Ireland’s prime regional shopping centres, alongside Mahon Point in Cork, which it had acquired in 2005 for €250 million. At the time of the Whitewater sale, the property was generating close to €12 million in annual net income, 87 percent from tenant rents and the remainder from parking and residential units.
That pattern, a single German institutional investor consolidating ownership of two of Ireland’s largest regional shopping centres a decade apart, reflects how thoroughly international capital came to dominate Irish shopping-centre ownership in the years following the property’s original 2006 development, with Ballymore’s original build-to-sell development model giving way to long-term institutional holding once the assets had proven their commercial performance.
