Westfield Mall of the Netherlands is the largest shopping centre in the Netherlands and Unibail-Rodamco-Westfield’s flagship Dutch asset, opened in 2021 in Leidschendam after a comprehensive redevelopment of the original 1971 Leidschenhage shopping centre. The 117,000-sqm super-regional centre houses approximately 270 stores across two retail levels, anchoring the southern Randstad retail map between Den Haag and Leiden along the A4 motorway corridor.

The format combines premium and accessible-luxury fashion with extensive dining, family entertainment, and a substantial food and beverage cluster including the Westfield-branded culinary marketplace. Apple, H&M, Zara, Hugo Boss, Massimo Dutti, and the principal international vertical apparel and accessible-luxury chains anchor the tenant lineup, with the depth of contemporary fashion concentration tracking among the strongest of any Dutch retail asset alongside the central Amsterdam pedestrian retail axes.

The catchment combines the Den Haag metropolitan population with the broader southern Randstad residential demographic that the Leiden, Wassenaar, and Voorschoten communities concentrate. The A4 motorway connects the property to the broader Randstad alongside the local Leidschendam-Voorburg and Pijnacker-Nootdorp residential traffic. The proximity to the Den Haag city centre and the Mariahoeve rail station adds public transport accessibility that the original 1971 centre largely lacked.
