Viru Center

Viru Keskus opened April 15, 2004 in central Tallinn at a cost of 700 million kroons, built with a glass tunnel connecting directly into the adjacent Tallinna Kaubamaja department store and the Sokos Hotel Viru next door, an integrated retail-hospitality complex rather than a standalone mall. Finnish investment group Pontos and Estonian real estate company Kapitel co-developed and jointly owned the center from that opening, with Kapitel holding a 28 percent stake alongside Pontos’s majority share for nearly two decades.

That structure changed in December 2023, when Pontos agreed to sell its 72 percent stake to Kapitel and Estonian holding company Tristafan following the center’s largest renovation to date, a deal that closed in February 2024 after Estonian Competition Authority approval. Kapitel, which also holds stakes in Riga’s Spice and Spice Home centers and Vilnius’s Panorama, became majority owner, with Tristafan taking a stake alongside it and CEO Gertti Kogermann staying on to lead the property through the transition.

The center draws more than 13 million visitors a year, a figure Kapitel describes as the highest footfall of any shopping center in the Baltic states. The 2023 renovation renewed 86 stores across 90 percent of the center’s floor space, adding international names including ARKET, Massimo Dutti, Marella and Armani Exchange alongside the long-running Tallinna Kaubamaja beauty, grocery and womenswear departments housed inside the center.

Viru Keskus holds Estonia’s only LEED O&M platinum certification for operations and management of an existing building, upgraded from a silver rating first awarded in 2015. An underground bus terminal operated by Tallinn’s transport authority sits beneath the center, making Viru Keskus a transit hub as much as a shopping destination, with Rahva Raamat, rated the world’s best bookstore in an international competition, anchoring the center’s cultural programming alongside its retail floors.
