Successive retail, office, hotel and residential additions have turned SM City Iloilo from a mall into a mixed-use commercial estate. Four phases separate the original centre from the one trading today, and a fifth is under construction.
The main building opened on 11 June 1999 on Senator Benigno S. Aquino Jr. Avenue in Barangay Mandurriao. SouthPoint followed in 2009 and NorthPoint in 2015. A SouthPoint expansion opened on 11 November 2016. SM Prime reports gross floor area of about 144,000 square meters as of December 31, 2025.
The North Block expansion is scheduled to add about 35,000 square meters of gross floor area in the fourth quarter of 2026. National University is planned within the development for the 2027 academic year.
What grew beside the retail matters as much. SM Strata operates eighteen floors of twin towers let to Telus International, TeleTech, EXL and Carelon, with a transport terminal at ground level. A 199-room Park Inn opened as the first of the brand in the Visayas, and five sixteen-storey SMDC residential buildings occupy the estate.
The cinema block includes an IMAX running a Laser XT projector, the first IMAX with Laser that SM Cinema owned, with two Director’s Club rooms and three regular houses beside it. Geox, Perry Ellis, Kappa, Nike, Merrell, Salomon, DC Shoes and Ipanema take the inline apparel and footwear slots, Sharetea and Seattle’s Best Coffee the cafe band, La-Z-Boy furniture and Herschel accessories, and Sky Zone a trampoline park.
