About this mall

A joint venture between Siam Piwat and MBK Public Company Limited bought Seri Center, an aging computer-and-electronics-focused mall on Srinakarin Road in Bangkok’s Prawet district, for roughly THB 975 million in September 2008, investing a further THB 3.2 billion to redevelop the property entirely. It reopened as Paradise Park on August 24, 2010, positioned toward “A and B-class” suburban shoppers, a deliberate step up from Seri Center’s budget electronics-market origins; MBK has since become the property’s sole shopping-center operator, and its own current materials describe Paradise Park as under MBK management without reference to the original Siam Piwat partnership.

At roughly 290,000 sqm of total project area and 90,000 sqm of rentable space across five floors, Paradise Park carries more than 700 shops, anchored by HomePro for home goods and Villa Market for grocery. Robinson, the original department store anchor, closed its Paradise Park branch in 2021. Home décor, IT and fashion floors are organized into distinct zones, with a themed garden on each level and a rooftop space used for weekend markets.

MBK spent a further THB 1 billion on a 13-years-later renovation completed in phases through late 2023, repositioning the property around a “Shopping Center with Health & Wellness” concept: the centerpiece is Ramathibodi Health Space@Paradise Park, an 1,818 sqm outpatient medical center on the third floor developed with Mahidol University’s Ramathibodi Hospital, opened December 2023 as part of the hospital’s strategy to decentralize services into suburban retail locations rather than concentrating everything at its main campus. The property gained a direct connection to Suan Luang Rama IX station on the MRT Yellow Line in 2023, its first rail transit link since opening.

That evolution, from a JV-owned suburban mall competing purely on retail floor space to a single-owner property anchored by hospital-grade medical services and fresh rail access, reflects how MBK has repositioned Paradise Park to compete against nearby Seacon Square on health and convenience rather than trying to out-mall a considerably larger neighbor.
