The 110,000-sqm super-regional centre opened in 1998 and has been continuously expanded across multiple phases, with the most recent addition completed in the late 2010s bringing total store count to approximately 280.
The format combines a hypermarket anchor on the lower level with two retail levels of fashion and lifestyle volume, plus a substantial dining and entertainment component on the upper floor. Apple, Primark, Zara, H&M, and a multiplex cinema feature in the tenant mix, with the international fashion concentration tracking among the strongest in any Italian super-regional outside Milan and Rome metros.
The catchment is unusually deep for a super-regional centre. The primary residential catchment from Bergamo and Brescia provinces is layered with airport passenger traffic from Orio al Serio (Italy’s third-busiest airport, serving the Ryanair European network), with the centre’s terminal-adjacent location capturing inbound and outbound traveller spend that no other Italian retail asset can replicate at scale. The Brescia-Milan A4 motorway corridor adds a third traffic layer along the centre’s southern flank.
Within Eurocommercial’s pan-European portfolio of around 25 properties across France, Italy, Belgium, and Sweden, ORIO Center is the operator’s largest single asset and the property most consistently flagged in investor communications as the leading sales-per-square-metre performer.
