About this mall

NEPI Rockcastle, one of Central and Eastern Europe’s largest listed property investors, opened Shopping City Satu Mare on December 5-6, 2018, on a roughly six-hectare site, a €40 million investment that became the city’s first genuinely large-format shopping center. The project had a difficult path to completion: it began years earlier as “Mega Mall Satu Mare,” developed by Austrian firm Real 4 You, before NEPI Rockcastle took over the stalled project and rebuilt it under its own Shopping City brand.

At roughly 28,700-29,000 sqm of leasable space across two levels, the property opened with around 90 brands, several new to the region, anchored by Carrefour’s first hypermarket in the city at 10,000 sqm. Reserved, KiK and a cluster of Romanian and international fashion retailers carry the tenant mix, alongside Altex and Flanco for electronics; a Cineplexx multiplex opened the following spring, completing the entertainment offer that wasn’t ready for the initial opening.

The property provides more than 1,000 parking spaces across two levels and sits close enough to central Satu Mare that a public bus stop serves the entrance directly, a deliberate design choice by NEPI Rockcastle to draw both car-based suburban shoppers and car-free central-city residents to the same property.

That long, difficult development path, from an abandoned Austrian-developer project to a rebuilt and rebranded NEPI Rockcastle asset, mirrors a pattern across several secondary Romanian cities during the 2010s, where large retail projects announced during the pre-2008 boom sat stalled for years before larger, better-capitalized pan-regional developers eventually completed them under different names.
