Gottlieb Corp. developed Animas Valley Mall, opening as scheduled in 1982 in Farmington, New Mexico, designed by Alan B. Feingold Architects; the project had originally been announced in 1980 with a planned five-anchor lineup including Sears, Dillard’s, Bealls and H.J. Wilson Co. The property remains the largest shopping center in the Four Corners region.
Ownership passed from General Growth Properties to Rouse Properties following that company’s 2012 spinoff, then to Brookfield Property Partners’ retail group after its 2016 acquisition of Rouse, with Kohan Retail Investment Group holding the property for a period in between; Summit Properties USA now owns and manages the mall directly, listing it on the company’s own current retail portfolio page alongside properties including Eastridge Mall in Casper, Wyoming and North Town Mall in Spokane, Washington. Sears closed in this location in 2019-2020 as part of a 96-store national closure announcement; Hibbett Sports and Ulta Beauty both opened in 2016, and Hobby Lobby has since joined the anchor lineup.
At roughly 490,000 sqft, the property carries more than 60 specialty shops alongside anchors Dillard’s, JCPenney, Ross Dress For Less and Hobby Lobby, plus the Animas 10 Cinema and a 400-seat food court.
That “largest in the Four Corners” positioning, sustained across more than four decades and multiple ownership changes from a single Gottlieb Corp. developer through General Growth, Rouse and Brookfield to current owner Summit Properties USA, reflects how this property’s genuinely dominant position in a smaller, more isolated regional market (spanning parts of New Mexico, Colorado, Utah and Arizona) has helped it retain relevance even as it lost its original Sears anchor.
