About this mall

M. H. Hausman developed Adrian Mall, opening September 3, 1970, in Adrian, Michigan, anchored initially by JCPenney and Sears, with Elder-Beerman added as a third anchor following a 1985 expansion. The mall drew shoppers from across Lenawee County for decades as an enclosed regional destination.

Elder-Beerman closed in April 2018 as part of parent company Bon-Ton Stores’ bankruptcy, and Kohan Retail Investment Group bought the property in 2019, bringing in new locally-owned businesses under the new ownership. In March 2020, the city found serious roof and water-damage issues serious enough to threaten condemnation, and granted a deadline of April 11 for a complete roof replacement.

Little of the required work was completed, and the mall was condemned on June 16, 2020, with a further deadline of July 31 to resolve the issues or remain permanently closed; the enclosed mall never reopened. Our own store-presence data for this address includes tenants like Harbor Freight, Family Farm & Home and Michaels, which occupy redeveloped portions of the former mall property (including former anchor spaces once held by Elder-Beerman and JCPenney), alongside some listings, such as Tractor Supply and Dollar General, that likely belong to nearby but separate parcels rather than the mall site itself.

That roof-failure-to-condemnation trajectory, an ownership change followed within months by a structural crisis the new owner couldn’t resolve in time, reflects how thin the margin can be for distressed-mall turnaround plays: Kohan’s 2019 acquisition brought a brief wave of new local tenants, but the property’s underlying physical condition proved to be the deciding factor rather than any tenant-mix strategy.
