Nordstrom Rack and L.A. Fitness will be moving their location to this new outdoor shopping and leisure center in Philadelphia.
The King of Prussia Town Center is under construction right now and will be open to the public this autumn. The first phase opened in June and the entire project by December 1st, 2016. The shopping center will be 260,000 sq. feet. of brand new retail across 17 buildings, adjacent to a new Wegman’s grocery store. It’s located at the crossroads of four major highways – Routes 202 and 422, the Schuylkill Expressway and the Pennsylvania Turnpike.
We spoke to Tom Sebastian, Senior Vice President Acquisition & Development at JBGR Retail, who are the developers of the center. Tom shared with Malls.Com their vision for the King of Prussia Town Center. Featuring first-class design and landscaped architecture, King of Prussia Town Center will offer a walkable, outdoor shopping and dining experience that will be unique in the Philadelphia suburbs.

The main anchors are REI, Nordstrom Rack, and L.A. Fitness. In the center of the outdoor complex will be green space, a “town square” with a farmers market, live music concerts, happy hours, movies during the summer months and an ice rink during winter.
The project is next to a brand new Wegmans grocery store, with more than 140, 000 square feets of quality food products on a massive scale. Wegmans is the dominant supermarket chain in the North-East, and its Philadelphia flagship store was opened two years ago.
The project is also located across the street from King of Prussia Mall, which is the second largest mall in the United States. The King of Prussia Mall is an interior mall which attracts customers from up 200 miles away, and King of Prussia Town Center is a “compliment” for people who are coming to the mall. It is an outdoor shopping center with stores and a great collection of restaurants. In the central position will be Latin Kitchen and Rum Bar Paladar, full-service restaurant Old Town Pour House and Davio’s – an expensive Italian restaurant and steakhouse from Boston.
Tom told us that creating entertainment and experience with program events, activities and restaurants will help the King of Prussia Town Center to compete with the Internet shopping and traditional malls. He is sure that this project will become a new unique place in Philadelphia suburbs to spend time outdoors.
Currently, the King of Prussia Town Center is 75% leased. JBGR Retail together with CBRE are looking to add fashion and home accessories tenants to the center.
