Positioned at I-65 Exit 76B in Edinburgh, Indiana, midway between Indianapolis to the north and Louisville to the south, Edinburgh Premium Outlets serves as the primary outlet destination on the I-65 corridor for southern Indiana residents and as the most convenient premium outlet stop for the Indianapolis household traveling the Louisville-Nashville route. The 432,000 square foot Simon property captures the Johnson County and Bartholomew County resident catchment, the full Indianapolis southern suburban base in Morgan and Shelby counties, and the I-65 through-traffic from the Cincinnati and Louisville metropolitan areas that uses the corridor as the primary north-south driving artery in the central Midwest.
The accessible luxury outlet tier runs Coach, Michael Kors, and Polo Ralph Lauren. The fashion register covers the standard mid-market American outlet range: Ann Taylor, Banana Republic, Calvin Klein, Eddie Bauer, Gap, Levi’s, Tommy Hilfiger, and Chico’s serve the comparison outlet shopping occasion for the southern Indiana and Indianapolis south corridor consumer. Columbia, Nike, Puma, Finish Line, and Famous Footwear cover the sportswear and footwear outlet positions. Kay Jewelers and Zales provide the accessible jewelry outlet occasion. Yankee Candle serves the home fragrance and gift category.
For operators evaluating the Indiana outlet market, Edinburgh Premium Outlets provides the I-65 corridor access to the Indianapolis south and southeastern Indiana trade area that the Indianapolis premium formats do not serve with comparable outlet pricing or comparable I-65 convenience. The midpoint position between Indiana’s two largest metropolitan catchments, combined with the absence of a competing premium outlet format within a 60-mile radius, gives the property a captive outlet demand that sustains visit frequency from the resident base and supplemental through-traffic volume from the I-65 corridor.
