West Edmonton Mall opened in 1981 at 8882 170 Street NW in the West Edmonton district, with successive expansions reaching approximately 490,000 sqm of gross leasable area housing more than 800 retail units and over 100 food and beverage outlets. The property is owned by Triple Five Group, the Ghermezian family’s Edmonton-based development company, which built and has continuously operated WEM as the world’s largest enclosed entertainment mall complex.

West Edmonton Mall is not a shopping centre that includes entertainment; it is an entertainment complex that includes a shopping centre. The World Waterpark is Canada’s largest indoor waterpark, housed under a large glass dome, with a wave pool and 17 waterslides. Galaxyland is North America’s largest indoor amusement park, with a roller coaster that runs through the mall’s interior atrium. The Ice Palace is a full NHL-regulation-size ice rink. A professional-grade indoor golf course, a miniature golf facility, Sea Lions’ Rock, and Fantasyland Hotel, with themed rooms including an igloo suite, a truck room, and a Victorian coach, complete the leisure infrastructure. Approximately 800 retail stores span every price point and category. The entertainment and retail combination generates annual visitation estimates of approximately 30 million visits, making WEM one of the most-visited tourist attractions in Canada.

Edmonton’s metropolitan population of approximately 1.4 million provides the residential base, but WEM’s tourism draw extends across Alberta, into Saskatchewan, BC, and internationally, the mall appears on tourist itineraries for international visitors to Canada in a way that no other enclosed shopping centre in the country does. The 170 Street NW location is accessible via major arterials and dedicated parking for approximately 20,000 vehicles. The WEM Transit Centre bus hub connects to the Edmonton LRT network via transfer, with the Valley Line West LRT extension under construction toward the mall.

Triple Five Group has owned and operated WEM since its initial phase opening in 1981 without selling to a REIT or institutional investor, an unusual ownership structure for a property of this scale. The family also developed the American Dream mall in New Jersey and Mall of America in Minnesota using the same entertainment-retail integration model that WEM pioneered. The competitive moat at WEM is the entertainment infrastructure itself: the World Waterpark, Galaxyland, and Ice Palace cannot be replicated by a tenant mix upgrade, and their capital cost and operational complexity create a barrier to imitation that purely retail-focused malls cannot face down.
