Movement reaches this site before shoppers choose it. The Santa Rosa Integrated Terminal opened beside the property on 26 March 2019, and a North-South Commuter Railway station is planned adjacent to it. Provincial buses discharge onto the same block of the Old National Highway at the Binan-Santa Rosa Access Road in Barangay Tagapo.
The retail came first. SM Prime opened it on 17 February 2006 as the group’s first centre in Laguna, and an Expansion Wing followed on 24 June 2022. SM Prime reports gross floor area of about 79,000 square meters as of December 31, 2025.
The wider estate carries more than shops. The Core holds three towers with more than 27,000 square meters of office space, and The Park Residences adds fourteen mid-rise buildings and 1,864 units on the wider 17 hectare estate.
The SM Store, SM Supermarket, SM Appliance Center and Ace Hardware take the anchor slots. Uniqlo and Miniso trade inline, and four digital cinemas operate on the second level.
Food, convenience and services form the repeat-use layer around that movement. Cold Stone Creamery, Paris Baguette, Tiger Sugar and Kumori Japanese Bakery run dessert and bakery counters, Bulalo World and Hap Chan seat full-service diners, and Mang Binatog and Clyde’s Bread sell snacks and bread. DHL Express, Digital Axis and Chico Mobile handle courier, services and devices, and Pierre Cardin, HLA, Hurley and Kashieca fill out the apparel line.
