SM City Lipa has come close to doubling its floor area since opening. SM Prime recorded 77,682 square meters on a 103,242 square meter site when the centre opened on 22 September 2006, and reports gross floor area of about 140,000 square meters as of December 31, 2025.
It opened as SM Prime’s second mall in Batangas, on a ten-hectare property along the JP Laurel Highway in Barangay Marauoy. SM Department Store opened at 19,164 square meters and SM Supermarket at 10,646, with four cinemas seating about 2,500 and parking for 1,295 vehicles.
A transport terminal is located beside the mall. RRCG Transport opened a point-to-point route from it to Newport World Resorts on 25 July 2026, with direct access to NAIA Terminal 3, which puts the international gateway within a single boarding of the centre.
Sixty-nine food brands trade in the centre, from Jollibee, Starbucks and Shakey’s through Mesa Filipino Moderne, Pepper Lunch and Ramen Nagi. Apparel carries 35, including Uniqlo, Vans, Original Penguin, Hush Puppies and Aéropostale, and technology carries 26. Lipa’s population stood at 372,931 in the 2020 census. Robinsons Place Lipa is on the same highway, and SM Prime opened SM City Sto. Tomas in the same province in October 2023.
