Seacon Square

Seacon Square opened in September 1994 in a ceremony presided over by Princess Maha Chakri Sirindhorn, developed by Seacon Development under the Sosothikul family on Srinakarin Road in Prawet district, roughly 20 km southeast of central Bangkok. The building runs 500 metres long, among the longest single retail structures in Thailand, with a gross leasable area of roughly 180,000 sqm across a 500,000 sqm total site.

Robinson Department Store, Lotus’s and Tops Supermarket anchor the grocery and department-store floor, alongside more than 400 specialty shops split between a fashion-focused Seacon Fashion / Siam Seacon section and a dedicated IT and electronics floor that draws a distinct enthusiast customer base from the general shopping traffic. A five-storey parking garage plus underground parking accommodate the roughly 5,000 to 7,000 vehicles the site can hold, expanded further by a 2015 renovation that added a nine-storey, 52,000 sqm parking structure at a cost of 700 million baht.

Yoyoland, a 10,000 sqm indoor amusement park on the fourth floor, and Seacon Cineplex, an eight-screen multiplex with Gold Class theaters that traces back to the original Grand EGV Seacon 14 before EGV’s 2004 merger into the Major Cineplex group, give the property an entertainment footprint built to draw families on a full-day visit rather than a quick shopping trip, reflected in weekend footfall reported at 40,000 to 50,000 daily against a weekday average closer to 15,000 to 20,000.

A 2021 renovation converted 27,000 sqm of the Robinson wing into MUNx2, a zone built around photography, coffee and independent brands that now hosts HOP, a photography gallery pairing, and MunMun Art Destination, a partnership with the Bangkok Art and Culture Centre. Don Don Donki opened its third Bangkok branch on the basement floor the same year, a 2,000-plus sqm Japanese specialty store that has become one of the property’s stronger draws for younger shoppers, a deliberate repositioning against the mall’s original 1990s family-suburban identity.

The 2023 opening of Suan Luang Rama IX station on the MRT Yellow Line, positioned directly in front of the property, gave Seacon Square its first rail connection after nearly three decades operating as a car-dependent suburban destination, a shift that has begun reshaping the catchment beyond the immediate Prawet and Srinakarin Road residential corridor.
