About this mall

Place Vertu opened on August 28, 1975, at 3131 Boulevard de la Côte-Vertu in the Saint-Laurent borough of Montreal, with around 130 retail and service units. The property is owned by LaSalle Investment Management and managed by Westcliff, serving as the largest enclosed regional shopping centre for the Saint-Laurent industrial and residential district of northwest Montreal Island.

Home to aerospace companies (Bombardier Aerospace, CAE, Pratt & Whitney Canada), pharmaceutical manufacturers, and a dense concentration of logistics and warehousing operations along the Autoroute 40 corridor, Saint-Laurent ranks among the most significant industrial and technology employment zones on the Island of Montreal. This industrial employment base creates a substantial daytime professional and technical workforce catchment distinct from the purely residential demographic that most suburban malls draw from. The Technoparc Saint-Laurent innovation cluster and the industrial park complex to the north of Place Vertu generate weekday worker traffic for the food court and convenience retail that supplements the resident evening and weekend visit pattern. Côte-Vertu station on the Orange Line Metro is within bus connection distance, providing transit access to the Montreal Metro network. Winners, Sports Experts/Atmosphere, Dollarama and Marché Adonis anchor the fashion, sporting-goods, discount and grocery floors, with Uniprix serving the pharmacy needs of the daytime and residential catchment.

The Saint-Laurent residential population of 100,000 provides the immediate community base, supplemented by the substantial daytime employment base of the industrial-technological corridor. The Autoroute 40 and Boulevard de la Côte-Vertu provide the primary vehicular access. The Orange Line Metro connection via the Côte-Vertu terminal extends the transit catchment.

Westcliff manages Place Vertu as the northwest Montreal Island anchor within LaSalle Investment Management’s Quebec holdings. The industrial-technological employment base in Saint-Laurent creates a commercial context where weekday worker retail demand supplements the conventional residential weekend shopping cycle, a daytime professional catchment that most suburban enclosed malls do not have access to at this concentration.
