Open Sky Madrid II is the second Spanish development project by Compagnie de Phalsbourg, the French private property group that opened the original Oasiz Madrid in 2022 at Torrejón de Ardoz. The 45,000-sqm planned lifestyle centre is positioned to extend the operator’s open-air format template to a second site within the eastern Madrid metro corridor, with construction targeting opening in the second half of the decade.
The intended format mirrors Compagnie de Phalsbourg’s signature Open Sky concept developed across France: open-air pedestrianised retail streets, integrated landscaping, and a tenant mix that combines mid-tier fashion volume with extensive food and beverage and family entertainment components. The brand roster targets the same accessible-premium tier that Oasiz Madrid established as the operator’s Spanish positioning, distinct from the conventional enclosed super-regional formats that dominate the Madrid metro retail map.
The catchment is calibrated for the eastern Madrid metro corridor served by the A-2 motorway connecting Madrid to Zaragoza and northeastern Spain. Torrejón de Ardoz, Alcalá de Henares, and the surrounding Henares industrial-residential belt provide the principal residential demand, with the Madrid-Barajas Airport corridor adding business-traveller traffic during peak periods. The location pairs naturally with the existing Oasiz Madrid asset to consolidate Compagnie de Phalsbourg’s eastern Madrid presence.
Within the Spanish lifestyle centre category, Open Sky Madrid II will compete principally with H2O Rivas to the south and Plenilunio to the west, both operating at smaller scale and at different urban tiers. The Compagnie de Phalsbourg open-air model represents the most distinctive format positioning entering the Madrid metro retail pipeline.
