Oasiz Madrid is the newest large-format shopping centre in the Madrid metropolitan area and the Spanish flagship of Compagnie de Phalsbourg, the family-owned French developer specialising in lifestyle-format retail. The 100,000-sqm open-air centre opened in October 2022 in Torrejón de Ardoz, a Madrid metro municipality of 132,000 residents along the A-2 corridor 22 kilometres east of central Madrid. Oasiz’s design template reproduces Compagnie de Phalsbourg’s lifestyle-village format developed across French and Belgian markets, adapted for Spanish climate and consumer behaviour.

The architectural format is the asset’s commercial differentiator. Tenant frontages face open-air streets organised around two artificial lakes, an artificial beach, and a central plaza programmed for events. Parking is distributed underground and at the perimeter, leaving the retail circulation entirely pedestrianised. The format breaks with the enclosed mall typology that has dominated Spanish suburban retail since the 1990s, and Oasiz’s first three years of operation provide one of the cleanest tests of whether lifestyle-village formats can outperform traditional malls in Iberian climate conditions.
