Olympia London is the retail and hospitality component of the major regeneration programme transforming the historic Olympia exhibition centre into a mixed-use destination at the western edge of central London. The 20,000-sqm retail layer is being delivered in phases through the late 2020s alongside two new hotels, restored exhibition halls, performance venues, and a substantial public-realm programme around the Hammersmith Road frontage that the original Victorian exhibition campus defined for over 130 years.

The intended retail format combines specialty boutiques with extensive food and beverage and a curated cultural programme that the redevelopment positions as the asset’s principal differentiation from conventional London shopping. The tenant strategy concentrates on independent and emerging brands alongside premium hospitality concepts, calibrated for the West London resident and visitor catchment that historically lacked an integrated cultural-retail destination at this scale within reasonable distance of Hammersmith and Earls Court.

The catchment combines the Kensington, Hammersmith, and Earls Court resident demographic with visitor traffic generated by the exhibition and event programme that the restored halls will continue to host. The Kensington Olympia rail station provides Overground and direct West London Line connectivity, with the broader London Underground network accessed through Earls Court and Hammersmith stations within walking distance.

The redevelopment is led by Yoo Capital in partnership with Deutsche Finance International, applying the placemaking methodology that distinguishes the operator’s hospitality and cultural-led approach from conventional REIT-driven retail development. The asset’s commercial role is to anchor visitor traffic to a destination where cultural and hospitality programming generates the principal demand layer alongside conventional retail behaviour.
