The property opened on August 5, 2011 as The Outlet Shoppes at Oklahoma City. Published floor area is approximately 394,700 square feet on a single level, and the operator’s site describes the center as the largest outlet center in Oklahoma with more than 90 stores.
The tenant structure is broader than the athletic concentration a first read suggests. Coach, Kate Spade, Michael Kors and Polo Ralph Lauren Factory Store carry the accessible luxury floor, with Fossil, Oakley Vault, Vera Bradley, Jared Vault, Kay Jewelers Outlet, Zales Outlet and Pandora on accessories and jewelry. Le Creuset Outlet is the housewares presence. Nike Factory Store, Adidas, Under Armour Factory House, Puma, New Balance Factory Store, Converse, Vans, Skechers and The North Face form the performance and outdoor wall, and Gap Factory, Old Navy Outlet, Banana Republic Factory, J.Crew Factory, Levi’s, Lee, Wrangler, Guess Factory, Express Factory Outlet and American Eagle carry the volume apparel floor.
What separates the roster from a standard outlet lineup is the local and experiential layer. Braum’s, Taco Mayo, Ted’s Cafe Escondido, The Garage Burgers and Beer, Jimmy’s Egg and Whataburger sit alongside BJ’s Restaurant and Brewhouse, and Crazy Claw Arcade, Critical Hit Rage Rooms and The Sanctuary Escape Games occupy space most outlet centers hold for apparel. Rivian Adventure Network and Tesla Supercharger stalls serve interstate traffic directly. That mix follows the strategy Outlet Resource Group stated at acquisition, which was to raise dwell time through food and entertainment tenants.
The roster is wide for a single-level outlet center of this size. The operator’s directory also carries occupants most outlet directories omit entirely, including a management office, a customer service desk, an Oklahoma Blood Institute location, Tesla Superchargers and Rivian Adventure Network stalls. Food and drink extends well past a standard outlet food court, and the majority of those units are Oklahoma and regional operators rather than national quick service. That composition matches what the operating partner described in 2018 as the objective for the asset, which was to lengthen dwell time through food and entertainment rather than more apparel.
