Unibail-Rodamco-Westfield’s Forum des Halles occupies the single busiest retail catchment in France: a shopping center built into the transit interchange at Châtelet-Les Halles, which moves roughly 750,000 passengers a day across five metro lines and three RER lines. No other French mall shares that scale of captive transit footfall, and the property’s 50 million annual visitors reflect a location advantage no competing center can match through merchandising alone.

The 2016 renovation replaced the previous underground complex with a glass-and-steel canopy designed by Patrick Berger and Jacques Anziutti, opening natural light onto 62,100 sqm of retail spread over three basement levels. H&M, Swarovski, Pandora and JD Sports hold ground-floor positions in a tenant mix built around fast fashion and accessible accessories rather than the luxury register URW runs at its UK properties.

Direct access from the RER and five metro lines means the center draws from a Paris-wide catchment rather than a single arrondissement, a structural advantage over the high-street retail on adjacent Rue de Rivoli and Rue Montorgueil. That connection carries a cost too: URW absorbs transit-linked security and cleaning obligations that standalone Paris retail does not.

Entertainment tenants read as evidence of the captive-footfall thesis: Europe’s most-visited cinema complex operates inside the center, alongside a public conservatory and media library that keep the property functioning as a civic destination on days retail footfall alone would not justify the operating cost of a five-level underground structure.

The 2019 rebrand to Westfield Forum des Halles aligned the property with URW’s international portfolio naming, but the underlying asset predates the Westfield relationship by four decades: the site has carried a shopping center since 1979, on the footprint of the demolished Les Halles market that gave the neighborhood its name.
