Prologis acquired the property and is repositioning the site as a logistics and industrial hub, a conversion path driven by the I-80 freeway access, the Richmond industrial corridor, and the inadequacy of the West Contra Costa County retail spending base to sustain a viable regional mall anchor configuration. The Hilltop automotive dealership cluster continues to operate on the surrounding parcels and remains the primary commercial draw for the Hilltop Drive interchange area.
The enclosed retail component has ceased standard mall operations. The transition to Prologis logistics use represents a common outcome for lower-performing West Coast regionals where the land value and industrial access make conversion more economically rational than retail repositioning. The Richmond residential base is now served for comparison shopping by Sunvalley Shopping Center or The Veranda in Concord and the power center formats along the San Pablo Avenue corridor.
For operators and expansion teams, Hilltop Mall is no longer an active retail leasing opportunity. The site’s value is now fully defined by its logistics conversion and the automotive cluster rather than by any retained retail function.
