Friars Walk Shopping Centre opened in October 2015 in Newport city centre, Wales, with approximately 23,000 sqm of gross leasable area as a new-build retail and leisure development designed to anchor Newport’s city-centre regeneration programme in South Wales. Friars Walk was the anchor investment in a wider Newport city-centre regeneration that sought to reverse decades of retail decline and out-migration of spending to Cardiff’s superior retail offer 20 kilometres to the west. The development introduced Primark, Next, Cineworld, and a range of casual dining operators to a purpose-built covered environment in the city centre for the first time, anchoring a retail circuit connected to the nearby Kingsway Shopping Centre and the Queensway pedestrianised area.

Newport’s population of approximately 145,000 provides the immediate urban base. The South Wales catchment from Cwmbran and Pontypool to the north and the Caerphilly communities to the northwest extends the regional draw. Cardiff’s proximity 20 kilometres west creates a competitive pull that Friars Walk must address through convenience rather than attempting to match Cardiff’s breadth of retail provision.

LaSalle manages Friars Walk as a regeneration-anchored asset in a secondary Welsh city market. The centre’s commercial logic depends on Newport shoppers choosing local convenience over the 20-minute car or rail journey to Cardiff, a commercial proposition that is strongest for weekly convenience shopping and weakest for major destination fashion trips where Cardiff’s comprehensive offer provides a compelling alternative.
