Turkey had no luxury-tier outlet centre until Florentia Village opened with a gala on 17 September 2026 and to the public the following day, five minutes from Istanbul Airport in Arnavutköy. The first phase delivers 65,000 sqm of leasable area and a directory of 162 units, 135 of them trading at opening; a second phase adds 45,000 sqm for a total of 110,000 sqm, which Kalyon says would make the completed scheme Europe’s largest outlet centre. Kalyon İnşaat and Italy’s RDM-Fingen Group are investing 180 million euros, of which 80 million euros is foreign direct investment and 100 million euros is bank credit, per Kalyon’s release of 6 August 2026, which also moved the opening from 10 September to 17 September.
Prada, Boss, Hugo, Beymen and Vakko trade from the opening line-up, with Ferragamo, Nike, Puma, Calvin Klein and Swarovski signed and not yet open, at a price advantage the developer states as 30 to 70 percent against full-price retail. The scheme is laid out in four named quarters: the Luxury Circle around the central plaza, the Modern Village of full-price retail, the Gastro Square, and the Hotel Square in a later phase. The luxury positioning is the format distinction: the project is marketed as the first designer outlet in Turkey rather than as an addition to the country’s existing outlet stock.
Airport adjacency defines the catchment. Kalyon targets more than 15 million visits a year and, in the medium term, a foreign share of more than 40 percent of visitors, which sets Istanbul Airport’s transit and inbound traffic as a planned demand layer alongside the resident base. The masterplan adds a 20,000-capacity concert and events venue and a five-star hotel in a later phase, with Marriott named as the operator in advanced negotiations.
RDM launched the Florentia Village format at Wuqing outside Tianjin in 2011 and operates seven villages across Greater China, including Shanghai, Guangzhou, Wuhan, Chengdu and Hong Kong. Istanbul is the brand’s first project outside Greater China. The developer expects more than 5,000 direct jobs on site.
