Decathlon, Primark, H&M, and Zara handle the volume tenants, with the tenant rotation reflecting URW’s gradual rebalancing toward fashion-led discretionary categories as the original hypermarket-led model has matured.
Fiordaliso’s structural advantage is the absence of comparable competition along the southern Milan metro axis. The nearest super-regional alternative is Carosello some 25 kilometres east, leaving Fiordaliso with effective monopoly catchment over the Rozzano, Buccinasco, Corsico, and Assago suburban belt. The Pavia spillover catchment adds 200,000 secondary residents to the addressable market, particularly during weekend peaks.
URW’s positioning of Fiordaliso within its Italian portfolio is utility super-regional rather than discretionary destination. The asset complements Carosello as a pair of stable income generators that cushion the operator’s heavier capital exposure to the Westfield Milano project under construction at Segrate.
