About this mall

Charles River Arcade Corporation opened Dedham Mall in September 1967 on Route 1A in Dedham, Massachusetts, an enclosed shopping mall designed by architects J.L. Hayden, Donald Gillespie and Richard Wood. The property operated as a conventional indoor mall for nearly four decades before a 2004-2005 renovation converted it into an open-air power center, ending enclosed-mall operations after 60 stores had occupied the interior at its peak.

At roughly 510,000 sqft in its current power-center configuration, up from 420,000 sqft of enclosed mall space historically, the property is now anchored by Lowe’s and DICK’S Sporting Goods, with Old Navy carrying fashion, alongside other big-box and specialty tenants across the reconfigured site. Kimco Realty, one of the largest publicly traded owners and operators of open-air shopping centers in North America, currently owns the property.

The center operates under the “Dedham Pointe” branding for its current power-center identity, per Kimco’s own site, a naming shift that reflects its transition away from the enclosed “mall” format its more commonly used original name still references.

That enclosed-to-open-air conversion, a nearly 40-year-old indoor mall demolished and rebuilt as a power center under new branding, reflects a redevelopment pattern common among 1960s-era New England malls once their enclosed format became a maintenance and leasing liability relative to the lower-cost, easier-to-re-tenant open-air alternative that eventually replaced it.
