About this mall

Bridgewater Falls is a 503,494 square foot open-air centre in Fairfield Township, Butler County, north of Cincinnati. Big-box units ring a Main Street core of smaller shops and restaurants, a hybrid of the power centre and lifestyle formats rather than either one.

Target opened in late 2004 as the separately owned shadow anchor; the main shopping centre followed in 2005.

Kimco Realty owns Bridgewater Falls following its January 2024 acquisition of RPT Realty. Phillips Edison bought the centre from Wachovia Bank in 2010, and sold it to Ramco-Gershenson in 2014.

JCPenney holds the largest box at 98,250 square feet, with Dick’s Sporting Goods at 50,000, TJ Maxx at 32,000, Burlington at 30,090, Best Buy at 30,000, Michaels at 22,433, PetSmart at 20,195, Old Navy at 18,800 and Barnes and Noble at 16,076. Five Below took part of the former Books-A-Million space at 8,469 square feet. Smaller units include Ulta, Rally House, Skechers, Bath and Body Works, Crumbl, Chick-fil-A and Buffalo Wild Wings.

Kimco puts the population within one mile at 6,443 and average household income there at $136,903, and records 6.7 million visits to the property in 2025. Its Five Below here ranks seventh of 71 stores in Ohio and its TJ Maxx fifth of 44. Those figures point to a trade area reaching well beyond the one-mile ring.
