Dayton Mall sits at the intersection of State Routes 725 and 741 in the southern Dayton corridor with direct freeway access from both I-75 to the west and I-675 to the east, occupying the position of the Miami Valley metro’s primary super-regional anchor. The property serves a trade area spanning the Montgomery County residential base and extending into Greene, Warren, and Butler counties, with no competing super-regional format between the property and the I-275 ring in Cincinnati to the south. Macy’s and JCPenney anchor the department store tier; Dick’s Sporting Goods anchors the large-format sporting goods position for the outdoor and team sports purchasing occasions of the broader Dayton metro.
The full-service dining component is exceptional for a Midwestern regional mall of this class. Bonefish Grill, Bravo Italian Kitchen, First Watch, Hook and Reel, Outback Steakhouse, P.F. Chang’s, and Rusty Bucket Corner Tavern constitute a dining destination that sustains the property’s evening economy and generates repeat midweek traffic beyond the weekend family shopping pattern. Ulta Beauty anchors the prestige beauty occasion; Guitar Center occupies the specialty music retail position that has become scarce in suburban enclosed malls.
The youth and athletic fashion register is deep: JD Sports, Champs Sports, Kids Foot Locker, SNIPES, and Zumiez form an athletic and streetwear floor. H&M, American Eagle, Hollister, Buckle, Victoria’s Secret, and Lane Bryant cover the volume contemporary women’s and youth categories. The Dayton Children’s Flight Zone is an aviation-themed children’s educational and entertainment space tied to the region’s identity as the birthplace of aviation, an anchor that no competing Midwestern regional mall can replicate.
Dayton’s automotive and defense manufacturing heritage produces a trade area demographic that supports mid-market comparison shopping at consistent volume. The SR-725/SR-741 interchange gives the property access from the full southern Montgomery County and Warren County residential grid. For expansion teams evaluating the Miami Valley market, Dayton Mall provides the primary super-regional access point for the Dayton-Springfield consumer base at a co-tenancy depth that community centers and lifestyle formats in the market cannot match.
Sit-down dining at the property includes Bonefish Grill, Outback Steakhouse and P.F. Chang's. Quick options include Chick-fil-A.
