About this mall

The Mall Luton opened in 2009 at George Street in Luton town centre, Bedfordshire, with approximately 64,000 sqm of gross leasable area as a redevelopment and expansion of the existing Arndale Centre that had served Luton’s retail needs since 1972. The centre is the principal enclosed retail destination for Luton and the north Hertfordshire-south Bedfordshire corridor.

Luton’s commercial position reflects its distinctive economic character as one of the UK’s most ethnically diverse towns and the location of London Luton Airport, one of the UK’s five major international airports. The South Asian, British-Bangladeshi, and East European communities that constitute a substantial proportion of Luton’s approximately 220,000 residents shape the retail and dining tenant mix in ways that differentiate the commercial offer from more homogeneous English market towns. The Mall’s tenant mix includes Primark, H&M, Next, and mainstream fashion and lifestyle retailers alongside a Cineworld multiplex. London Luton Airport, 3 kilometres east of the town centre, brings a continuous flow of airport workers, passengers, and leisure travellers to the Luton economy. The Thameslink direct service to London St Pancras in approximately 25 minutes positions Luton firmly within the London commuter belt.

Luton’s population of approximately 220,000 forms the immediate base. The north Hertfordshire and Bedfordshire catchment from Dunstable, Harpenden, and Stevenage extends the regional draw. The Thameslink direct service and the M1 motorway connections provide transit and motorway accessibility from the London-Midlands corridor.

The Mall serves Luton’s role as the commercial centre of a high-diversity English town whose economic character is shaped by the airport economy, the logistics sector on the M1 corridor, and the London commuter workforce, a combination that creates retail demand patterns distinct from the standard English market town formula.
