About this mall

The Mall Group, founded by the Umpujh family in 1981, opened The Mall Bangkapi on August 5, 1994 at 3522 Lat Phrao Road in Bangkok’s Khlong Chan subdistrict, an eighth branch in the company’s expansion strategy of building malls in suburban areas ahead of competitors. At roughly 300,000 sqm of total project area, it opened as one of the largest malls in the company’s portfolio, anchored by the Fantasia Lagoon rooftop water park and a dedicated Mall Convention Center for large-scale exhibitions and concerts.

The Mall Group rebranded its entire portfolio starting in 2020, in a company-wide initiative reported to cost more than USD $600 million, converting “The Mall” properties to “The Mall Lifestore” branding with a target completion date of 2023; this property became The Mall Lifestore Bangkapi as part of that program. The rebrand added Mega HarborLand, a 12,000 sqm indoor playground with an “AQUA WORLD” theme, including Thailand’s tallest slide and a 12-metre zipline, as a new headline family attraction, while separately renovating and reopening the original Fantasia Lagoon rooftop water park rather than replacing it outright.

Gourmet Market anchors grocery, with Uniqlo as a key fashion anchor and a dense jewellery and electronics cluster, including branded Samsung and Sony outlets and a Bata footwear store, filling out the fashion and tech floors. SF Cinema City runs an eight-screen multiplex on the fourth floor alongside SF Strike Bowl, a bowling alley, and a karaoke and gaming arcade, positioning the property’s upper floor as an entertainment hub distinct from the retail floors below.

That combination, a 1994-era suburban mall that has kept pace through both a company-wide 2020s rebrand and a genuinely new headline attraction rather than simply refreshing signage, reflects The Mall Group’s broader strategy of treating its older suburban properties as ongoing reinvestment targets rather than legacy assets to be gradually run down against newer luxury developments like the company’s own EmQuartier and Siam Paragon. The 2023 opening of Bang Kapi station on the MRT Yellow Line, with a direct skywalk connector into the building, gave the property its first mass-transit link after nearly three decades of relying on a notoriously congested Lat Phrao/Bang Kapi road network.
