Riverdale Village

Riverdale Village replaced the enclosed-mall model rather than reproducing it. The anchors on Riverdale Drive in Coon Rapids are Kohl’s, T.J. Maxx, DICK’S Sporting Goods, Best Buy, Ulta Beauty and PetSmart, an off-price and big-box line-up that makes the centre a weekly destination rather than a seasonal one. Developed in 1999 as an open-air streetscape north of Minneapolis, the centre has been owned and managed by North American Development Group since 2020. The format explains the tenant register: value apparel in Maurices, Torrid, Men’s Wearhouse and Carhartt, a Sierra store for outdoor goods, and a services layer of Pearle Vision, European Wax Center, Hand & Stone, Planet Fitness and OrangeTheory that gives the property traffic on days when nobody is buying clothes.

The restaurant row does the same job from the other side. Chick-fil-A, Chipotle, Panera Bread, Noodles & Co., Crumbl, Buffalo Wild Wings and Osaka Japanese Steakhouse line the drive aisles, and Walgreens sits at the entrance. The combination of pharmacy, fitness, quick-service food and off-price apparel is the formula that has replaced the enclosed regional mall across much of the north Twin Cities suburbs, and Riverdale Village is the largest single concentration of it in Anoka County.

The catchment is the northern suburban ring along Highway 10 and Round Lake Boulevard: Coon Rapids, Blaine, Andover, Ramsey and Anoka, households that commute south and shop north. For a value or service tenant, the reading is direct. Co-tenancy here is built around repeat trips, the anchors bring a customer who comes for a purpose, and a unit on Riverdale Drive sits in front of the traffic that the enclosed malls closer to Minneapolis no longer see.
