Ivanhoé Cambridge developed the centre with Harvard Developments and Forster Projects and opened it on 3 May 2017 at a stated cost above 200 million dollars. The property is now managed by JLL. The scheme at 555 Sterling Lyon Parkway carries 405,000 sq ft of gross leasable area on the December 2025 leasing record and is marketed as Manitoba’s only dedicated outlet shopping centre.
The leasing case is regional without resting on a monopoly claim. JLL puts 830,000 people and 330,000 households within 20 kilometres, at an average household income of 110,000 dollars and a median age of 38, while the centre separately markets a visitor programme to shoppers living at least 60 kilometres outside Winnipeg. The Sterling Lyon Parkway site also sits among destination uses including IKEA and Cabela’s rather than among competing outlet stock.
The current roster mixes explicit factory and outlet formats with conventional and off-price banners. Nike Factory Store, BOSS Outlet, Michael Kors Outlet and lululemon Outlet sit alongside H&M, Winners, Aerie, Garage and Dynamite, and DSW, Browns and SoftMoc give the centre three shoe formats rather than one. JLL counts more than 20 retailers that are first or only in the market, naming Tory Burch, Kate Spade and Nike Factory Store.
The December 2025 leasing record gives the asset a clearer case than geography alone: 4.1 million annual shopper visits, average sales productivity of 674 dollars per square foot, a 93 minute dwell time, 103 stores and 2,300 parking spaces.
