Ngee Ann City opened in 1993 at 391 Orchard Road with 91,000 sqm of gross leasable area across six retail levels in a distinctive granite twin-tower complex at the midpoint of Orchard Road. The property is owned by Ngee Ann Development, the Singapore arm of the Ngee Ann Kongsi charitable organisation, and operated in partnership with Takashimaya Singapore as the primary anchor tenant and retail manager.

The Takashimaya Singapore department store occupies 74,000 sqm across six floors, one of the largest department stores in Singapore and the flagship Southeast Asian location of Japan’s Takashimaya retail group. The scale of this anchor means the department store itself is the mall: Takashimaya’s six floors cover fashion, homeware, food, beauty, children’s goods, and services comprehensively enough that the property functions more like a department store with attached specialty retail than a conventional multi-anchor mall. Books Kinokuniya occupies 4,000 sqm on the upper floors as the largest bookstore in Singapore, drawing a distinct literary and cultural audience that adds programming depth beyond fashion and dining. The ground-floor luxury hall houses Louis Vuitton, Gucci, Coach, Loewe, and Tiffany. The open-air Civic Plaza at the building’s frontage hosts major cultural events, seasonal festivals, and public programming that make Ngee Ann City a community gathering point on Orchard Road as well as a retail destination.

The Orchard Road prime retail and tourism catchment surrounds the property on both sides. The Orchard MRT station on the North-South Line and Thomson-East Coast Line is 350 metres east via underpass; Somerset MRT is 300 metres west. Singapore receives approximately 19 million international tourists annually and Orchard Road carries the highest shopping street visitor density in Southeast Asia during peak periods. Parking accommodates approximately 1,700 vehicles.

Ngee Ann Development has held this site under the same ownership structure since 1993 without selling or divesting to a REIT, unusual for a Singapore prime retail asset of this scale. The Takashimaya partnership gives the property an operational identity distinct from the CICT and MPACT-managed malls on the same street: where ION Orchard and 313@Somerset are managed for yield optimisation by listed REITs, Ngee Ann City operates as a long-term philanthropic endowment asset, with Ngee Ann Kongsi directing proceeds toward Chinese education and cultural programmes in Singapore.
