About this mall

Kravco, the property management firm behind Philadelphia’s King of Prussia Mall, opened Newburgh Mall in 1980 near where Interstate 87 meets Interstate 84. The mall passed through foreclosure in 2012, selling at auction for $10 to mortgage holder Wells Fargo, before trading again for $7.7 million in 2017.

Resorts World Hudson Valley, a $50 million, 60,000 sqft casino built by Malaysia’s Genting Group, opened in the former Bon-Ton department store space in December 2022, one of only nine officially licensed video lottery terminal facilities in New York State. Genting pays the Town of Newburgh $3 million annually for the right to operate there, on top of a separate $500,000 payment toward local police, fire and ambulance services.

Sears closed in October 2022 after 43 years as the mall’s last original anchor tenant, and O’Reilly Auto Parts took half the vacated space in 2024. Office Depot’s lease expired the same period, part of a broader tenant turnover that has run alongside the casino’s arrival rather than in place of it.

That combination, a gaming license replacing a department store as anchor tenant while national retailers cycle through the remaining inline space, makes Newburgh Mall a test case for how a 1980s regional mall repositions when the state licenses a casino as its highest-value tenant rather than a fashion retailer.
