About this mall

MTR Corporation built Maritime Square directly above Tsing Yi station on the Airport Express and Tung Chung lines, opening the center on April 1, 1999, as part of the transit-oriented development model MTR has used across its station-top retail portfolio in Hong Kong. The original four-storey building ran to roughly 46,000 sqm, themed around ocean and navigation motifs, making it the first Hong Kong mall built around that specific design concept.

MTR expanded the property onto the site of the former Tsing Yi lorry park, breaking ground on a HK$2.4 billion project in 2015 that added a second building, Maritime Square 2, completed in 2017 with a 50,000 sqft green balcony and roof garden. The combined complex now runs to roughly 630,000 sqft (about 58,500 sqm) with 190 shops and restaurants, an increase of roughly a quarter over the original footprint.

Cine-Art House now runs the six-screen multiplex in Maritime Square 2, the 2017 expansion building, having taken over the space in July 2021 after an intermediate operator, UA Maritime, closed amid the wider collapse of UA Cinemas chain-wide during the pandemic; the original Golden Harvest cinema that opened alongside the mall in 1999 had already closed in January 2018. A supermarket and a tenant mix built around daily-needs retail for the surrounding Tsing Yi residential population round out the anchor floor, rather than a tourist-facing luxury positioning. The mall’s position one stop from Hong Kong International Airport on the Airport Express also draws a transit-passing customer base distinct from its residential catchment.

That combination, MTR-built transit anchor plus a genuinely large post-expansion footprint, gives Maritime Square a structural advantage over standalone Tsing Yi retail: shoppers arriving by rail pass directly through the mall’s ground floor rather than needing a separate trip, a pattern MTR has repeated at its other station-top developments across the New Territories.
