M1 Czeladź opened in November 1997, the first location in what would become a chain of nine regional M1 centers and three Power Parks that Metro AG’s real estate arm built and operated across central and southern Poland; a January 2026-dated anniversary article on the mall’s own affiliated site claimed a “20th anniversary,” which doesn’t reconcile with this earlier, more strongly-sourced 1997 date and appears to be a dating error rather than a real anniversary event. EPP (Echo Polska Properties) acquired the wider 12-property, 470,000+ sqm portfolio from Metro in three stages between January 2018 and March 2021, one of the largest transactions in Polish commercial real estate history, though Metro Properties Polska retained day-to-day property management under a master-lease arrangement.
That master-lease agreement expired at the end of April 2024, and EPP took over direct management of M1 Czeladź and the rest of the portfolio starting May 1, 2024. At roughly 53,000-65,000 sqm of leasable space depending on the measurement basis, the center is anchored by an Auchan hypermarket, consistent with the M1 chain’s original hypermarket-led format, alongside more than 100 stores including TK Maxx, CCC, Reserved, H&M, Sephora, MediaMarkt and Empik, with Rossmann and HalfPrice carrying the drugstore and off-price fashion floor.
The property holds BREEAM In-Use certification at “Excellent” level across both asset performance and building management, part of a broader push across the EPP-managed M1 portfolio, which started 2024 with a 99.3 percent occupancy rate and drew 35.5 million combined visitors the previous year according to the outgoing Metro Properties Polska leadership.
Positioned directly on national roads 94 and 86 with 1,694 free outdoor parking spaces, M1 Czeladź competes as a car-accessible regional draw for the wider Śląskie Voivodeship rather than a purely local Czeladź property, a positioning consistent with the M1 chain’s origins as hypermarket-anchored regional centers built alongside Metro’s own retail operations.
