Emporia is one of the largest shopping centres in Sweden and Steen & Strøm’s flagship Skåne asset, opened in 2012 in Hyllie in the southern Malmö metropolitan area. The 93,000-sqm super-regional centre houses approximately 200 stores across two retail levels, anchoring the southern Sweden retail map alongside the Triangeln central Malmö urban centre and the Mobilia central Malmö regional flagship.

The format combines an ICA Maxi hypermarket anchor with extensive fashion volume across the retail floors and a substantial dining, family entertainment, and food hall component including a multiplex cinema. Apple, H&M, Zara, COS, Hugo Boss, Massimo Dutti, and the principal international vertical apparel and accessible-luxury chains anchor the tenant lineup, with the depth of contemporary Scandinavian fashion concentration matching the larger Westfield Täby Centrum and Mall of Scandinavia in Stockholm.

The catchment combines the Malmö metropolitan population with substantial cross-border traffic from the Copenhagen metropolitan area across the Øresund Bridge that connects Sweden and Denmark. The Hyllie rail station immediately adjacent to the property provides direct connectivity from Copenhagen Central in 30 minutes, alongside the Malmö Central and the broader Skåne regional rail network. The cross-border Danish demographic adds a substantial weekend retail layer to the Swedish residential demand.

Within Steen & Strøm’s Nordic portfolio, Emporia is the operator’s principal Swedish flagship and one of the largest single assets across the Klepierre-APG joint venture structure.
