The catchment combines the dense Praga-Południe residential demographic with the broader right-bank Warsaw catchment flowing along the Ostrobramska arterial and the cross-Vistula traffic from the central Warsaw business district. The site is accessible by car, bus, and tram with high visibility from the Ostrobramska arterial and approximately 1,659 parking spaces handling the regional motorised demand, with the post-refurbishment positioning calibrated against the cross-suburban Warsaw competitive register.
G City Europe operates Atrium Promenada within its Polish portfolio of approximately 13 retail and residential rental properties valued at €1.9 billion and totalling around 360,000 sqm of gross leasable area, with the Atrium Promenada flagship and the G City Promenada Village mixed-use programme in Praga-Południe defining the core G City Warsaw cluster. The asset’s commercial role within the Polish retail map is the dominant right-bank Warsaw super-regional and the leading G City Europe Polish asset, complementing rather than competing with the 117,500-sqm Westfield Arkadia in northern Warsaw and the 67,500-sqm Blue City in western Warsaw.
