Austrian investor Immofinanz opened VIVO! Krosno on September 29, 2017, developed in partnership between Acteeum Group and Immofinanz with Hochtief Polska as general contractor, on Bieszczadzka Street. At roughly 21,800 sqm of leasable space and 70 stores, the €34 million project became the tenth property nationally under Immofinanz’s VIVO! brand and the third in Poland specifically.
Helios Cinema anchors the entertainment floor, with H&M, Reserved, Sinsay, CCC and Deichmann carrying fashion, and Media Markt for electronics and JYSK and Home&You for home goods. Thirty of the opening tenants, occupying more than 11,000 sqm, more than half the property’s leasable space, were first-to-Krosno store openings, a notably high share for a regional mall of this scale.
The property earned a BREEAM Design Stage “Very Good” certification, reflecting sustainability standards built in from the design phase rather than retrofitted later. VIVO! Krosno serves a stated catchment of more than 480,000 people across the city and surrounding Podkarpackie region, positioned along national road 28 toward Jasło and Sanok.
That first-to-market tenant density, more than half of opening-day leasable space going to brands with no prior Krosno presence, reflects how underserved the regional retail market was before VIVO!’s arrival, a common pattern across Immofinanz’s VIVO!-branded developments in Poland’s smaller regional cities.
