Nan Fung Group developed Tseung Kwan O Plaza as part of an eight-tower, 2,880-unit residential estate designed by Ma Leung Architects in 1999 and completed in 2003, with the three-storey retail podium opening separately in February 2004. The mall’s ground-floor design centers on a large artificial waterfall built around a Japanese-garden aesthetic, an unusual design choice for a 2000s-era Hong Kong shopping center that the property has kept through subsequent renovations, though a wood-floor atrium on the first level was replaced with white tile in 2018.
AEON anchors the second floor, having grown from an independent “10-yuan” discount store that opened in April 2004 into a full supermarket format by December 2009, absorbing the food court that had occupied the same floor until then. A wet market occupies the ground floor, managed by Kai Bo Food Supermarket since a 2019 relaunch, while the first floor carries restaurants, banks and a cluster of small pet shops.
Three round-the-clock pedestrian footbridges connect the property directly to PopCorn 2 and, from there, to PopCorn itself atop Tseung Kwan O MTR station, tying Tseung Kwan O Plaza into the same interconnected town-centre retail cluster as Park Central rather than functioning as a standalone destination.
That Japanese-garden waterfall design, paired with the mall’s wet-market-plus-AEON anchor structure, gives Tseung Kwan O Plaza a distinctly more neighborhood-oriented, daily-needs identity than its more fashion-forward town-centre neighbors, a positioning it has held consistently since the 2004 opening.
